Details of the party to whom the certificate is issued, usually a conveyancer or solicitor representing the purchaser, vendor, or both, are detailed here.

The date of issue reflects the date the certificate was generated.

If the certificate has not been updated, this will be the first date of issue. If the certificate has been updated within its 90-day validity period, the date of issue will reflect the most recent update.

If the certificate was purchased through Land Services SA instead of RevenueSA Online, you will see the Property Interest Report (PIR) number in this section.

This section outlines all the property details for the financial year in which the certificate applies to:

  • Ownership name: All registered owners are shown here.
  • Financial year: This is the financial year the certificate applies to.
  • Property description: The address of the property is shown here.
  • Assessment number: This is the assessment number for the certificate. This assessment number is not the same as the assessment number shown on a Land Tax Assessment notice.
  • Title ref: This is the title reference as shown on the Certificate of Title.
  • Taxable site value: for the property
  • Area: This shows the land size of the property.

It also includes the details of the land tax payable for the parcel of land listed in the property description:

  • Current tax: This is the actual land tax that has been apportioned to the property in the ownership, which may include multiple taxable properties or trust-held land taxed at the trust tax rates. If the current tax indicates a Nil amount, this may mean the property is subject to a land tax exemption.
  • Single holding: This is the land tax for the property, calculated as if that was the only taxable land in the ownership, using the general rates and threshold for the relevant financial year.
  • Deductions: Any deduction that has been applied to the ownership are shown here.
  • Arrears: Any unpaid amounts from previous years are shown here.
  • Payments: Any payments that have already been received are shown here.
  • Amount payable: This represents the amount of land tax that must be paid to extinguish the liability for the property.

This is the final date by which full payment must be received to settle the property’s land tax liability and ensure the purchaser is indemnified.

If you intend to pay by mail, detach and return the payment remittance advice section of the certificate with your payment to ensure it is applied to the correct property.

If you are paying by BPAY, use the BPAY reference number and biller code shown on the certificate to ensure the payment is applied to the relevant property and a land tax indemnity is applied (where applicable).

Do not use the payment reference number shown on your Land Tax Assessment of Notice of Emergency Services Levy Assessment, as these relates to separate liabilities and may result in misapplied payments.
